Septic Inspection and Pumping Reveal Major System Issues
When selling a home, combining a septic inspection with a pump-out is an efficient way to prepare the property for transfer. We were contacted by a homeowner who needed both services completed as part of their sale process.
We performed the septic inspection and tank pumping during the same appointment, saving the homeowner time and ensuring the system was fully evaluated and serviced. At the end of the visit, we provided:
- A detailed inspection report
- A drawing of the septic system layout
- A list of recommended repairs
- A clean, freshly pumped tank
Our inspection revealed significant issues:
- The system had been altered from its original design.
- An Advanced Treatment Unit (ATU) had been improperly converted into a conventional tank.
- The distribution box was broken, preventing proper wastewater distribution to the drain field.
For the benefit of the buyers, we recommended:
- Installing a new ATU tank to restore proper treatment levels
- Replacing the broken distribution box to ensure even wastewater flow and protect the drain field
With these findings and recommendations, the buyers were able to make an informed decision and plan for necessary system upgrades after the sale. The sellers fulfilled their inspection requirements, and the process moved forward with full transparency.
