Septic Inspection Uncovers Major Issues for Potential Homebuyer
When purchasing a home, a septic inspection can reveal problems that aren’t visible during a standard walkthrough. Recently, we were contacted by a potential buyer under contract for a 3-bedroom home. They wanted a full septic system inspection before finalizing the sale and what we found completely changed the course of the purchase.
Our evaluation quickly revealed that there was no fully operating septic system in place. The existing “septic tank” was a homemade construction that was not up to code, beyond repair, and lacked any access point for pumping or servicing.
Even more concerning, there was no lateral field connected to the system. Instead, raw sewage was being discharged directly onto the surface of the property posing serious health and environmental hazards.
We informed the buyer that a complete septic system replacement would be necessary to make the home livable and code-compliant. Based on the property’s requirements, the cost for a new system at this location was estimated at around $20,000.
With this information in hand, the potential buyer was able to make an informed decision about whether to proceed with the purchase. The inspection prevented them from taking on an unsafe, non-compliant system that would require a major investment immediately after closing.
